Does an NFIP flood policy insure the seawall?
Generally, seawalls and bulkheads are excluded from the NFIP Standard Flood Insurance Policy. FEMA’s claims guidance notes a possible distinction for an item that directly supports and is integral to the building’s foundation. Ask the insurer to assess the actual structure and policy rather than assuming an exception.
What about a homeowners or private policy?
Ask the insurer or licensed agent to identify the relevant property definition, covered causes, exclusions, limits and deductible. Coverage depends on the actual policy and circumstances. A repair contractor’s opinion is not the insurer’s coverage decision.
Which questions deserve a written answer?
- Is this wall described or scheduled under the policy?
- How are flood, earth movement, erosion and gradual deterioration treated?
- What evidence is needed to distinguish new damage from an existing condition?
- What temporary work can proceed without compromising the claim record?
- What deadlines and inspection requirements apply to this claim?
Keep condition, cause and price separate.
The assessor records condition and any supported cause. The contractor prices the work. The insurer applies the policy. Preserve all three records and do not replace a written finding with an informal phone summary.
