Help with your seawall project·Lake Martin
Lake Martin · Practical shoreline guidance

Build a budget around your actual shoreline.

By Lake Martin SeawallUpdated: 2026-11-04

Start with a published national range, then refine the budget with a quote for your property. Keep removal, access, drainage and restoration visible.

What does a useful price need to describe?

A wall length is only the starting point. A useful estimate names the material, retained height, site conditions, removal work and access. Ask whether riprap, drainage, cap work and restoration are included.

The calculator offers national planning ranges and a place to enter your own quote. Neither a national range nor wall length alone establishes the Lake Martin price. Keep unpriced items visible.

Which local fee is published?

Alabama Power’s July 2025 residential guidelines list a $400 general construction fee for applicable new shoreline work. Ask the office which fee category fits your repair or mixed scope. Add local review, survey and design separately where applicable.

StillWaters has its own repair and project categories. A no-cost association repair permit is not a waiver of Alabama Power charges or other approvals.

Worried about damage? Check the warning signs.Optional · 10 short questions · no contact details

Answer from what you already know. Stay on safe ground; do not go near the edge or into the water to check. You can choose “Not sure” for any question.

Skip this and go to the budget calculator

1. Holes, sinking ground, or soil washing out behind the wall?
2. Is the wall leaning or bulging toward the water?
3. What cracks have you noticed?
4. Gaps, missing pieces, or soil coming through the joints?
5. Is the top broken or crumbling, or is metal showing?
6. Are there rust stains on the wall?
7. Does water cross or pass through the wall at high lake levels?
8. Has there been a major storm since the wall was last checked?
9. About how old is the wall?
10. When was the last professional inspection?
What this check is based on

The questions cover signs shown in the City of Holmes Beach seawall manual (pages 5–13): soil loss, wall movement, open joints and damaged concrete. These are general condition examples, not Lake Martin permitting or design standards.

A simple starting point

Plan your seawall budget.

Three questions give you a national starting range for supported work. “Not sure” is welcome. No contact details needed.

Use the affected section for repairs, or the full planned length for a new wall.

Where can I find the wall length?

Look for the waterfront length on your property survey or seawall plans. For example, enter 75 for a wall that is about 75 feet long. If you cannot find it, tick “I don’t know the length yet”. Stay on safe ground; you do not need to measure beside the water.

Add height & site details Optional

Add what you know about the wall and access. We’ll include these details in your result so you can discuss how they affect the work and price.

Use the height from the bottom beside the wall (the mudline) to the top of the wall cap. Include the part under water. Use plans or a survey; leave this blank if you don’t know. Do not enter the full panel length or a survey elevation such as Martin datum. The buried depth and required top elevation come from the site design.

How the numbers work

For a published range, we multiply the price per foot for your chosen material by your wall length. It is a starting point. Height, ground conditions, equipment access, permits and other work can change the final price. The source does not give enough detail to price those changes, so the calculator lists them as questions to check.

Have a price for your property? Enter it to add known extra costs and the reserve you choose. Anything without a price stays on your checklist. For repairs or a height change, get a price for that specific work.

The wall’s bottom-to-top height, the buried panel depth and the cap elevation shown on a survey are different measurements. An engineer uses the ground, nearby structures, drainage and water conditions to design the wall. For the local approval process, see the Lake Martin permit guide. Enter a written price that applies to your property.

What could your seawall cost?

National price ranges help you start a budget. They are not Lake Martin quotes; your wall’s height, condition and access can change the total.

Choose the work, length and material in the calculator for a published starting range. You can also enter your own quote, add known extras and set a reserve.

Repair prices by type

For a rough repair budget, multiply the affected length by the national range below. A site assessment must establish the repair method; major structural damage can exceed this range.

50-, 75- and 100-foot examples

Multiply the wall length by the price per foot. The arithmetic below uses the published national ranges. It does not adjust for height, access, removal or other site costs.

What to include in your price

Ask for a written list of what the price covers. Include the related work below when planning your total budget.

  • Inspection, design, wall material, wall length and planned height.
  • Removing the old wall, waste disposal, site access and temporary protection.
  • Drainage, soil behind the wall, supports, wall cap, docks and utilities.
  • Permit applications, fees, inspections, cleanup and final paperwork.
  • Extra costs, work left out, a reserve for unexpected work and approval of price changes.

Why can similar walls produce different quotes?

  • A narrow driveway can change equipment choice.
  • A barge needs suitable water access and staging permission.
  • Demolition and disposal may be separate line items.
  • Unexpected weak ground can change the design.
  • Steps, docks, irrigation and landscaping add restoration work.

How should you handle changes?

Define which quantities are fixed and which are allowances. Require written scope and price approval before a change. Agree on the evidence for hidden conditions, such as dated photographs and measured quantities.

Compare payment milestones with actual deliverables: permits, materials, completed stages and closeout. Verify the contracting entity and qualifications before signing.

How to use these prices

We reviewed Angi’s national construction and repair guides on November 4, 2026. The calculator multiplies the relevant per-foot range by your entered length. It keeps repair and installation rates separate and applies no guessed local discount or complexity multiplier. Your own quote can replace the published range. Alabama Power fees are listed separately in the permit guide; a permit fee is not the full approval cost.
