When is a targeted repair worth discussing?

A localized defect may allow sound sections to remain. Ask the assessor to identify the retained material and explain how the repair connects to it. The plan should address the cause, not only restore the appearance.

Stone resetting, cap work, joint repair and drainage correction serve different purposes. A low price is useful only when the work resolves the diagnosed defect.

What pushes the conversation toward replacement?

  • Movement extends beyond a small section.
  • Support or foundation conditions cannot be relied on.
  • Several repairs would leave unresolved joints and transitions.
  • The proposed grade or nearby loads change the design problem.
  • Access costs make repeated mobilizations impractical.

How can you compare two different proposals?

Ask each bidder to state the measured wall length, retained height, material system, demolition limits and drainage detail. Mark excluded work. Then ask the person who assessed the wall why each option is technically appropriate.

A replacement quote and a surface repair quote are not competing prices for the same outcome. Use the scope checklist to make the differences visible.

Does keeping the same footprint avoid review?

Do not assume that it does. Alabama Power’s process includes applicable repairs and modifications as well as new construction. Explain what will stay, what will be removed and whether the wall length or alignment changes.

What should be documented at completion?

Keep the approval, design changes, material details and dated completion photos together. Ask for the maintenance instructions and any warranty in writing. Record which concealed work was inspected before backfill.
